Why?

Seal coat is a product used to restore and protect asphalt much the same way that paint is used to protect the siding on a house. It is a combination of emulsions, fibers, fillers and pigments. When properly applied and cured, it forms a tough wear resistant, skid free surface that is free of voids, cracks and loose gravel. It forms a watertight, uniformly colored, smooth seal to the pavement.

When

Soon after asphalt is applied it begins to oxidize and dry out. As the asphalt oils evaporate the asphalt can begin to “unravel”. This is the main cause of asphalt deterioration. Weather is another factor. Rain is able to penetrate the surface causing further damage. Pine needles, dirt and other debris become lodged in the porous surface, making it hard to keep clean and also causing decay.

XLR8 Re-Surfacer

ALLEN & SONS uses only SPECIAL ASPHALT XLR8 RE-SURFACER. It is manufactured here in the Northwest for our specific weather conditions. It is the latest in resurfacing technology and has made the two coat application completely unnecessary, saving you “down time” and inconvenience while providing the most durable, and long lasting protection available on the market today. XLR8 resurfacer will stop unraveling and water penetration. It has the added advantage of an easy clean up. It adds a new look finish at the same time adding years to the life of your asphalt.

By Whom?

Regardless of who you choose to resurface your asphalt, there are several very important factors to consider:

  1. Protect yourself by using only licensed, bonded & insured contractors. By doing so you are covered if a liability issue should arise, and also have some recourse if you have a complaint against the contractor himself.
  2. By using qualified contractors you can be assured they will use only quality products on your asphalt surface.
  3. Make sure that the contractor will properly prepare the surface for seal coating.  They should thoroughly clean, treat oil spots and remove all moss on the surface. This will allow for proper adhesion so there will be no "lifting" of the product.
  4. REMEMBER: ASK QUESTIONS, GET REFERENCES and check for yourself.
