Allen & Sons has the manpower, experience and equipment to install asphalt driveways and parking lots. Understanding asphalt defects.
Understanding Asphalt Defects
The following are the “standard” fixes for asphalt defects. For some of these there are alternative methods that can used, and may be more cost effective:
Raveling
Raveling of the asphalt pavement is the gradual roughening of the surface texture. This type of defect is a non-structural defect and is more likely to form as the pavement hardens.
Cause: Insufficient binder, excessive voids, water run off, hardened and brittle asphalt.
Solution: Sealing of the asphalt.
Block Cracks
Block cracks are combined non-load associated longitudinal and transverse cracks which intersect to form large pavement blocks 3 to 10 feet across.
Cause: The result of shrinkage of the asphalt or subgrade.
Solution: Crack filling.
Transverse Cracks
Transverse cracks form at a 90 degree angle to traffic flow.
Cause: Cracking is the result of shrinkage of the asphalt or subgrade.
Solution: Crack filling.
Longitudinal Cracks
Longitudinal cracks form in the direction of traffic.
Cause: Longitudinal cracks can forewarn of future fatigue cracking and can be a result of material shrinkage, very poor asphalt joint, compaction between adjacent asphalt or drying and wetting of subgrade.
Solution: Crack filling.
Fatigue Cracks (Alligatoring)
A result of excessive bending of the pavement as a result of asphalt that is too thin, inadequate compaction or moisture intrusion.
Solution: If asphalt is less than 10 years old, and the area is isolated, we can remove all materials to a depth of 4 inches and re-asphalt. If the asphalt is more than 10 years old, or the failure is widespread, the asphalt is near its life expectancy and a total removal and replacement of fabric is due.
Potholes
Potholes are signs of pavement fatigue that results in the loss of asphalt surface.
Cause: thin asphalt or aggregate base fatigue (water).
Solution: Saw-cut the perimeter, remove all material to a depth of 6 inches, and re-asphalt.

Pavement Striping
Our services include installation or restriping of parking lots, roadways, new construction sites, curbing or any customized painting that you may need. Let us straighten or replace your old or damaged parking bumper blocks.
We stripe all ADA markings (Handicap stencils & walkways), and can also provide you with Handicap signs and post installation. We provide striping for arrows, lettering and numbers as well. We use both an oil base and water base paint that is abrasion resistant and fast drying. Which one we use depends on if the asphalt has been recently seal coated. Glass beads can be added while the paint is wet to make a reflective marking. Striping greatly improves auto and traffic flow as well as providing safety for your customers by marking any hazardous areas. It is an inexpensive way to add aesthetic enhancement to your parking lot.
Grading & Rocking
Setting grade on a new parking lot, grading a roadway or just filling a low spot in your driveway, we can provide you with the trucks, grader, roller, rock and manpower for all of your needs.
Extruded Curbing Installation
Allen & Sons provides extruded curbing installation. When professionally installed, extruded curbing is a cost effective, permanent way to establish boundaries and to protect buildings and landscaping. Because it sits on top of the asphalt surface it makes for easy replacement if damage occurs. Additionally, curbing can help to direct the flow of water to drains.
Seal Coating
Seal coating offers protection for your asphalt from sunlight, water damage, salts, chemicals, and the wear and tear associated with normal use. It creates a barrier between any degradants and the product. It beautifies the asphalt with a handsome black finish that can increase your property value. This process also helps to save money from an expensive asphalt overlay. Because you have seal coated, your property cleanup is faster and it is easier to keep clean as well. Seal coating will add many years to the life of your asphalt surface. Depending on environmental and traffic conditions, seal coating should be applied every three to five years. We seal coat for both commercial and residential customers.

Why Should I Seal Coat?
Seal coat is a product used to restore and protect asphalt much the same way that paint is used to protect the siding on a house. It is a combination of emulsions, fibers, fillers and pigments. When properly applied and cured, it forms a tough wear resistant, skid free surface that is free of voids, cracks and loose gravel. It forms a watertight, uniformly colored and smooth seal to the pavement.
When Should I Seal Coat?
Soon after asphalt is applied it begins to oxidize and dry out. As the asphalt oils evaporate the asphalt can begin to “unravel”. This is the main cause of asphalt deterioration. Weather is another factor. Rain is able to penetrate the surface of the asphalt causing further damage. Pine needles, dirt and other debris become lodged in the porous surface, making it hard to keep clean and also causing decay.
XLR8 Re-surfacer
Allen & Sons uses only special asphalt XLR8 re-surfacer. It is manufactured here in the Northwest for our specific weather conditions. It is the latest resurfacing technology and has made the two coat application completely unnecessary, saving you “down time” and inconvenience while providing the most durable and long lasting protection available on the market today. All workmanship and materials are guaranteed.
By Whom?
Regardless of who you choose to resurface your asphalt, there are several very important factors to consider:
- Protect yourself by using only licensed, bonded and insured contractors. By doing so you are covered if a liability issue should arise, and also have some recourse if you have a complaint against the contractor.
- By using qualified contractors you can be assured that will use only quality products on your asphalt surface.
- Make sure that the contractor will properly prepare the surface for seal coating. They should thoroughly clean, treat oil spots and remove all moss on the surface. This will allow for proper adhesion so there will be no “lifting” of the product.

Crack Filling
Asphalt can crack due to heating and cooling. This kind of cracking should be addressed with crack fill. We have the tools and manpower to correct this problem.
Power Sweeping
To keep your parking lots, home driveways and roadways clean, we offer power sweeping services. Our sweepers clean and pick up loose debris on the surface. We also use hand blowers to get deep into corners and crevices. Sweeping can be extremely beneficial in promoting safety and reducing your liability for accidents on your property. It also increases the life of both outdoor and indoor surfaces. Our “quiet” sweeper enables us to arrive earlier in the morning which is advantageous to both you and your customers. We have purchased a Tymco 600 sweeper truck designed for sweeping of city streets and highways. A well maintained property always attracts more customers than one that is poorly maintained.
